The flat fee listing does not
include the commission paid to the broker that brings
the Buyer. This amount is negotiable, but is usually
between 2 to 4 percent, or can even be a fixed amount.
If you find your own buyer that does not have an
agreement with another Realtor, then you do not pay the
Buyers agent commission, and I will then become a
Transaction Broker and do the contracts for 0 (zero)

Selling Home Property Review
Our goal here is to identify how much is your home is
worth and what do we need to do to sell your home. I
will meet with you and go through your home. I will
point out areas that may be problems during the
negotiation phase, or that prevent your home from
looking its best. My goal in reviewing your home is to
let you know how buyers will see your homes. When home
buyers are choosing between two homes, they will lean
towards the clean, bright, nicely-decorated, home. We
will create a detailed list of specific items that will
impact the selling price of your home.
Selling Home Market Analysis
I
will do a Comprehensive Market Analysis (CMA) and then I
will meet with you again and discuss a price range we
should target. This CMA will include all of the "sold"
properties in the past 6 months that fit the
specifications of your house, along with the “currently
listed" properties in your area, and how long the houses
have been on the market. These “currently listed” homes
are your competition. We will compare your house against
the CMA and come up with an asking price. We will
discuss the various charges associated with selling your
home and then you will have an idea of how much you will
net from the sale depending on the sale price
Getting Your Home On The Market
The better your home "shows", the
faster it will sell & the more money you will get for
it. I will take professional pictures of your home,
inside and out. These pictures will be previewed by you,
and then put on the Internet, into a flyer for your
home, and in a “home packet” for buyers to review. This
will get you the maximum exposure to all home buyers
locally and nationally.
